In order to create the kind of kitchen that buyers are now looking for, you may have to do some serious moving of walls. Today’s home buyers prefer the open living spaces that are typical of California open living floor plans.

Older homes, tend to have small areas that are enclosed by walls and doors instead of that open feeling. Cozy and small is good but an open and airy kitchen makes a huge difference. This can even be extended to even include a combination kitchen, dining, family room or media room and out onto the patio.

This open look can be accomplished by the removal of some restrictive walls and doors. The doorway will then be gone, too, giving the illusion of a large room instead of two smaller ones.

If you do any remodeling that alters the structural support of the walls, be sure to check with a contractor or have a contractor do that part of your remodel. That’s one project that should be hired out if you aren’t familiar with structural issues.

Another good way to create the illusion of open living is to replace cabinets with open shelves. Take out some, not all, of the cabinets that are above counter-top level. This works well when the cabinets are suspended between two areas. Some homes have that setup between the dining area and the kitchen. Taking out the cabinets and replacing them with shelves allows you to look through from one room to another giving the feeling of space. If you want to keep the cabinets, you could replace the solid doors with glass doors to get the same effect.

Don’t cram things onto the shelves. Put things like cooking staples and collections of buttons, shells, or coins in containers. Glass jars are very good in this application. Use different sizes and shapes of jars of the same color if you don’t want to use clear ones. Intersperse frequently used plates, cups, or bowls with cookbooks and the jars for a finished, yet casual and lived in look.

Perhaps the best way to create the illusion of space is to keep the furniture to a minimum. If your eat-in kitchen table just fits into the breakfast nook, consider replacing it with a smaller table so there is more space between the table and chairs and the walls. Replace bulky bar stools with sleeker ones that can be pushed under the counter completely when not in use.

By making your kitchen look more spacious, it will be easy to stage for photos when you are ready to sell the house.
